Tax Discounts & Deadlines By Month
- January 31 is the deadline to file for Homestead Tax Deferral.
- In January, a 2% discount can be earned for early payment of real estate property taxes and/or tangible personal property taxes.
- In February, a 1% discount can be earned for early payment of real estate property taxes and/or tangible personal property taxes.
- March 1 is the deadline to file new homestead exemptions with the property appraiser's office.
- All real estate property taxes / tangible personal property taxes are due in full by the 31 of March. The fourth and final installment payments for those who are on the Property Tax Installment Plan are also due in March.
- On April 1, all unpaid real estate taxes and all unpaid tangible personal property taxes become delinquent.
- Beginning April 1 (through June 30), new businesses seeking to obtain a county Business Tax Receipt will be assessed only one-half of the cost of an annual license.
- On April 30, all applications for next year's property tax payment installment plan are due.
- On May 1, the tax collector's office begins processing tax warrants on delinquent tangible personal property taxes.
- In June, the first installment is due, including a 6% discount for those who are on the Property Tax Installment Payment Plan.
- Following required advertisements, a tax certificate sale for delinquent real estate property taxes will begin on or before June 1.
- Finally, company owned autos (vehicles) must have their registrations renewed in the month of June.
- In July, International Registration Plan (IRP) or apportioned autos (vehicles), which are commercial truck-tractors and trucks over 26,000 pounds that also travel outside Florida, must file for registration renewal.
- Also in July, the renewal of annual county Local Business Tax Receipts begins.
- Tax Collector budget due to Department of Revenue and Board of County Commissioners by August 1
- TRIM Notices sent out to property owners in mid-August by St. Lucie County Property Appraiser
- In September, the second installment is due, including a 4.5% discount, for those who are on the Property Tax Installment Payment Plan.
- September 30 is the deadline for renewing all county Business Tax Receipts.
- Beginning October 1, any county Business Tax Receipt that is not renewed is subject to late renewal penalties and possible collection costs.
- In November, collection of real estate and tangible personal property taxes begins.
- Also in November, early payment of real estate property taxes and/or tangible personal property taxes earns you a 4% discount.
- In December, the third installment is due, including a 3% discount, for those who are on the Property Tax Installment Payment Plan.
- Also in December, registrations must be renewed for all autos (vehicles) which are truck tractors, semi-trailers, trucks over 5,000 pounds and nine-passenger automobiles for hire.
- Finally, mobile home owners, who do not also own the property on which their mobile home is affixed, are required to renew their mobile home annual registration and decal before December 31.
